Meaningful connections

Buying or selling a home is so personal, Howard Hanna’s Melanie Bowen makes it a point to connect with each client on their own terms.

When a seasoned real estate professional says the market is showing signs of renewed momentum, people pay attention. Howard Hanna agent Melanie Bowen reports last month was one of her strongest in years, reflecting a market that’s finally finding its balance.

“The western suburbs are very active right now,” she says. “With interest rates dropping slightly and inventory beginning to rise, it is a win-win for both homeowners looking to sell and buyers wanting to purchase a new home.”

The market is neither favoring buyers nor sellers but is instead landing in a more balanced middle ground.

What does that mean in real terms? Well-priced homes are still moving quickly, while buyers are benefiting from having more choices than they’ve seen in recent years.

“While real estate listings have grown year-over-year, giving buyers more options than in the past year, the overall supply is still not huge compared with long-term norms,” Melanie says. “Homes are continuing to receive multiple offers and, in many cases, are selling for over asking price.”

Over the course of her decades-long career, Melanie has navigated every kind of market cycle—from record-high 18% mortgage rates in the early 1980s to the new home construction boom in Strongsville in the 1990s. As a top producer in the Howard Hanna Strongsville office, as well as consistently ranking in the top 5% nationwide for home sales, she knows this market well as she lives and works in the city she has called home for decades.

While real estate can be fast paced and high pressure, Melanie is a calming force. Maybe that’s because she has 30-plus years of experience, or perhaps it is because she has a degree in psychology from Baldwin Wallace University.

Though real estate and psychology may seem like unrelated career paths, Melanie has seamlessly blended the two to better serve her clients. Her approach is rooted in compassion, insight and professionalism.

“There is so much more to real estate than just showing homes,” she says. “Every client and every transaction is different. I help guide clients through the emotions and challenges that come with buying or selling a home.”

Throughout her career, Melanie has built her business around personal service and an individualized approach.

“I’m involved from the very beginning, setting the price and listing the home, all the way through negotiating the final deal through escrow closing,” she says. “I approach real estate the same way I approach life—it’s all about making meaningful connections.”

Building a New Home? Don't Go It Alone

When most people think of real estate agents, they think of professionals who help buy or sell existing homes. However, an experienced agent can be just as valuable when you are building from the ground up—often at no extra cost to you since the builder typically pays the agent’s commission.

Having a trusted advocate by your side makes all the difference. From helping choose the best lot to reviewing contracts and negotiating upgrades, an agent helps streamline a process that can otherwise feel overwhelming.

“I have great relationships with builders around town as I have helped many homeowners build a home,” Melanie says. “There are many new developments around town, including the new Del Webb community in Columbia Station, Parkview Homes building in Strongsville, and Drees Homes communities across Northeast Ohio.”

The key is to partner with a real estate agent early—before you tour any model—so they can guide you from the very first step through move-in day.
