Myth buster!

Exactly's Kevin Wasie blasts the myths surrounding the current home selling market and reveals the truth about how to walk away with the most cash.

Since founding his real estate brokerage Exactly in 2018, Kevin Wasie has been challenging industry norms and busting long-held myths about home selling. With a commitment to transparency, value and smart strategy, Kevin has helped hundreds of homeowners sell smart, skip outdated commission models and keep thousands more in their pockets—all without sacrificing service. Here, he outlines three common myths about selling a home, and the truths you need to know.

Myth #1: You have to pay 6% commission.

“You don’t have to overpay to win; you just have to hire smart,” Kevin says. “While good service and good results are worth paying for, just because something has always been done a certain way, does not mean it is the best way.”

Traditionally, homeowners have felt locked into a 6% commission model when selling their homes, often split between the listing and buying agents. But Exactly Real Estate offers a smarter, more modern alternative that’s rooted in fairness and flexibility.

Exactly’s unique approach replaces the one-size-fits-all model with three thoughtfully designed packages to meet the needs of different homeowners. The company offers two flat-fee options at $4,800 and $5,800, and a Luxury Package priced at 2% of the sale price on the listing side for homes over $1 million. This structure gives sellers access to premium marketing and expert guidance—while maintaining full control over whether, and how much, to offer a buyer’s agent. All three packages are designed to help homeowners keep more of their equity without sacrificing service or results.

Myth# 2: Zillow tells me what my home is worth.

Online estimators such as Zillow only provide a rough estimate. They do not take into account a home’s upgrades, special nuances, condition, or buyer behaviors in a specific neighborhood. They don’t know how your street compares to others just a few blocks away. That’s why relying on an algorithm can lead to pricing mistakes.

“The real estate agents at Exactly are experts in the local market and we use real data to advise homeowners when setting a listing price,” Kevin says. “We provide an in-depth pricing analysis that is hyperlocal.”

Myth #3: Selling a home is just about listing it on the MLS.

While it’s true that listing on the MLS (Multiple Listing Service) is important, it’s only one piece of a much larger puzzle.

“There are a lot of micro decisions that lead up to a successful sale,” Kevin says. “We help sellers prepare their home, take great photos to best capture the home, communicate throughout the entire process, and negotiate the inspections—guiding them from pre-listing to closing. Our goal is to maximize the homeowner’s profit and minimize stress.”

Real Results, Real Lives

When Hudson homeowners John and Hope M. decided to retire and move out of state, they needed to sell their historic home—fast. After reading about Exactly in Mimi Magazine, and drawn to its flat-fee, full-service approach, they reached out to the local real estate company. Because their downtown Hudson property was so unique, it required a detailed pricing strategy to ensure they maximized their equity.

“From the initial consultation to closing, Exactly’s team provided top-notch service,” John says. “They made everything feel effortless, and their pricing model saved us thousands. We couldn’t have asked for a better experience.”

By choosing Exactly’s $5,800 Local Agent flat-fee package—rather than paying the customary 3% commission—the couple saved $17,885 in fees on the sale of their $789,500 home. Best of all, they received full-service real estate services and excellent customer service throughout the entire process.
