Even though the roof appeared fine and the shingles looked like new, the flashing had been improperly installed around the chimney.

  1. Eaves to gutters: Where the roof transitions to the gutters.
  2. Pipe flashings: Where pipe vents stick through the roof.
  3. Chimneys: The areas around and on top of the chimney.
  4. Side walls: Where the roof shingles touch the house walls.
  5. Nail pops: Where nails come loose and stick up due to expansion/contraction.
  6. Sealant, locations and life expectancy: Places that need to be properly sealed with caulk.
  7. Ventilation: Making sure the attic has enough air flow to prevent mold.


“Most visits to fix these areas are a few hundred dollars, as opposed to tens of thousands down the road for a new roof,” Jarod says. “During an inspection, which we recommend takes place every five years, our roofing specialists will actually get in your attic and on your roof.
