“Our vision is to design every homesite around the land itself—its topography, its natural contours and how it takes full advantage of the waterfront,” says Matt Schmahl, president of Highmark Development & Builders.
Situated between Turkeyfoot and Mud lakes, the first phase of The Water 9 offers a rare opportunity to enjoy waterfront living along with golf course views. Premium lakefront homesites feature direct access to the lake, with private boat slip availability, making it easy to spend the day boating, fishing, entertaining or simply relaxing by the water.
Rather than simply placing homes on waterfront lots, Highmark is allowing the landscape itself to help shape the community. The contours of the land and connection to the water play a role in the design of each homesite, creating a setting where architecture and nature work together.
“There isn’t a single straight line of homesites, as each lot is unique in shape and follows the natural contour of the land,” says Matt, who lives in Green and is partnering with local vendors to make this project hyperlocal. “The spacious lots average one-third of an acre.”
The first phase will include 87 units, with a total of 113 parcels planned for the three-phase project. The development will feature three different housing options: 32 lifestyle ranch homes, 35 townhomes and 46 estate lots with a bring-your-own-builder option.
“The bring-your-own-builder lots give the opportunity to work with amazing local builders to design your dream home,” Matt says. “It’s your lot, with your builder and your vision. Choose your homesite, select the builder you trust and create a custom home designed around the way you want to live.”
The ranch homes models range from 2,000 to 4,000 square feet and are designed for aging in place, with zero-entry floorplans, no steps to the front door or in the garage, and lock-and-go convenience. Floorplans have options for finished basements and optional second floors. Waterfront homesites may also include a walk-out basement, giving homeowners two frontages—both curbside and lakeside.
“We have an architectural review board that will approve all the blueprints to make sure houses fit in with the overall design of the community,” Matt says. “There will also be a homeowners association providing oversight.”
A Community Shaped by Water
The Water 9 is being developed on one of the few remaining pieces of buildable land along Portage Lakes, creating a rare opportunity for waterfront living.
“We have been working over the past year to develop the land and have finalized a deal to bring in public water and sewer, which is a nice convenience as most homes around the lakes have well water and septic systems,” Matt says.
The developers are also installing one continuous seawall on the waterfront, allowing homeowners to install their own boat slip.
“We are also building a private marina so everyone in the development will have an option to have a private boat slip, even if their home is not on the water,” Matt says.
The Water 9 is being designed as lakeside living with a private community feel. Six-foot-wide sidewalks will connect the homes, while swinging benches overlooking the water, picnic tables and grilling stations will enhance the common green space.
“I’m really big on walkability and connectivity,” Matt says. “We are building a community, not just houses.”
“I have been involved in building homes for years, but this is a once-in-a-career opportunity to develop land around a lake,” Matt adds. “I’m excited to break ground in the spring and watch the community take shape.”
