Retreat at Cobblestone

If you’re ready to “right size” into a brand-new home but don’t want to leave the Medina area, this luxurious, low-maintenance community could include your dream home. But hurry. These building lots are going to go quickly.

Retreat at Cobblestone is nestled at the crossroads of Route 3 and Cobblestone Park Drive, just a couple of miles south of Medina Square. It is in an up-and-coming area in Montville Township that offers the serenity of the countryside but the convenience of nearby shopping and dining.

Retreat at Cobblestone is carving a pathway to a luxurious, walkable and community-oriented neighborhood as the first project in Montville’s exciting new mixed-use zoning.

Evoking the charm of cobblestone streets in quaint towns, here homeowners can enjoy an active lifestyle with easy access to amenities, social gatherings and a tight-knit community.

“We believe that community is about more than living side by side. It’s about creating neighborhoods that foster connections and enrich lives,” says Anthony Lancianese, director of sales for New Leaf Homes, which is developing and building Retreat at Cobblestone—an Epcon community.

Nestled at the crossroads of Route 3 and Cobblestone Park Drive—just a couple of miles south of Medina Square—this new active-lifestyle community is being built in an up-and-coming area in Montville Township that has the serenity of the countryside and the convenience of nearby shopping and dining.

“We are ready to expand to our next city and are excited to bring the New Leaf Homes experience to Montville Township,” says New Leaf Homes President Katie Lancianese.

A local company that has been building homes in Northeast Ohio for more than 30 years, New Leaf Homes creates communities that enrich lives. Its most recent development, Retreat at Rosemont in Fairlawn, is almost completed with just six homesites left for sale. The developer is now gearing up for its new community in Medina.

“At Retreat at Cobblestone, it’s all about rightsizing, not necessarily downsizing,” Anthony says. “We understand that when downsizing, homeowners still want all the luxury and accommodations they are accustomed to but in a smaller package. For those who are ready to start their next chapter in life but want to remain in the same town or move to this desirable city, we provide the perfect place.”

Breaking Ground

This highly regarded local builder will soon break ground on a model home and clubhouse. When completed, this new community will have 83 detached cluster homes featuring single-floor, low-maintenance living. Seven home floor plans will be available, with 1,400 to 4,000-plus square feet of living space, starting in the mid-$400,000s.

A private courtyard forms the centerpiece of each home, allowing homeowners access to a peaceful outdoor oasis just steps from anywhere in the home. The exteriors of the homes also take a cue from nature with earthy colors ranging from muted greens and blues to grays and browns.

The homes follow universal design principles with accessibility in mind and include features such as first-floor living, curbless showers and zero-entry, so there are no steps up to the front door or in the garage.

A “Lock-and-Leave” Lifestyle

“For those looking to turn over a new leaf and move into an active-adult community, we offer low-maintenance luxury living where you can enjoy a lock-and-leave lifestyle,” says Amy Shirey, director of design.

As an in-house designer, Amy works with homeowners to help them select all design elements, room by room.

“I want it to be a fun experience for each homeowner,” she says. We make it more like a concierge service.”

“We work with homeowners to offer a high level of personalization,” adds Carly Conrad, sales and design consultant. “We have a floor plan to suit every lifestyle.”

Community Clubhouse

The clubhouse, which will begin construction in early 2025, will be the center of the community. Designed as a place to gather with family and friends, it will include an outdoor pool, two pickleball courts, a bocce ball court, indoor and outdoor fireplaces, a kitchen, a fitness room, and a meeting space.

“The clubhouse is designed to be an extension of your home, where you can host private parties or meet with other neighbors,” Anthony says.

The Retreat at Cobblestone will provide the framework for different activities, such as a wine club, book club, yoga classes and pickleball leagues, which will be run by residents.

“We are more of a community than just another neighborhood, as homeowners are buying into a lifestyle,” says Butch Atkins, project manager, who has lived in Medina for 30 years. “We are not just building a house, but a home.”
