Power partner

As adept at helping clients navigate the home building process as she is the selling and buying aspects, Howard Hanna’s Melanie Bowen brings a wealth of powerful experience to the table.

Melanie Bowen enjoys relaxing in her backyard oasis, and, as a real estate agent, she’s dedicated to helping every homeowner discover that same sense of comfort in their own space.

Though real estate at times can be a high-pressure, fast-paced industry, Melanie is a calming force. Maybe that’s because she has 30-plus years of experience. Or it might be because she has a degree in psychology from Baldwin Wallace University.

Though real estate and psychology may seem like unrelated career paths, they have more commonalities than one would think. Melanie has expertly blended both skill sets to serve her clients with empathy, insight and professionalism.

“There is so much more to real estate than just showing homes,” she says. “I can relate to each client and each situation and navigate clients through the many emotions and challenges.”

Melanie has built her business over the decades focusing on a more individualized approach and personal touch when working with clients throughout Northeast Ohio, whether selling a home or helping them look for a new one.

“Currently the local market is strong. Interest rates are starting to slowly nudge downward, and more homes are going on the market,” she says. “This is a win-win for both home sellers and home buyers. While we are still getting multiple offers and some houses are selling over asking price, there are more homes on the market for those looking to buy.”

Over her decades in the real estate industry, Melanie has seen all the highs and lows, from record-high 18% mortgage rates in the early 1980s to the new home construction boom in Strongsville in the 1990s. As one of the top producers in the Howard Hanna Strongsville office, ranking in the top 5% nationwide for home sales, she knows this market well and works in the city she has also called home for decades.

“I personally follow the real estate transaction from the beginning when first setting a price and listing the home to the end when negotiating the final deal through escrow closing,” Melanie says. “I approach business like life. It’s all about making connections.”

A Trusted Homebuilding Partner
When most people think of real estate agents, they think of professionals who help buy or sell existing homes. However, they can also be valuable allies during the process of building a new house—and at no extra cost to you as, in most cases, the builder pays the agent’s commission. From lot selection to builder negotiations, a real estate agent’s expertise can simplify a complex process and protect your interests.

“I have great relationships with builders around town as I have helped many clients build a home,” Melanie says. “I help explain the building process and often offer suggestions and modifications the client may not have thought of. Plus, if people need to sell their existing home, I can help coordinate both selling the home and building a new home, so the timelines match up.”

The key is to partner with a real estate agent from the beginning before you tour any homes and let them guide you through every step of the building process.

With so many new developments around town, including the new Del Webb community in Columbia Station, partnering with a real estate agent provides you with a trusted ally.
