Spring sellers start in October

The homes that stand out in April are planned in the fall.

A pair of hands holds a white, open-top container filled with vibrant orange and purple flower buds.

Most people who plan to sell in the spring wait until spring to start. By then, the snow is melting, contractors are booked and the neighbors are listing too.

“A spring sale is won or lost long before spring,” says Kevin Wasie, founder of Exactly Real Estate in Fairlawn. “The sellers who struggle are the ones who start late and rush.”

The Window Is Short

Realtor.com studied home sales around Cleveland in 2026. Homes that went up for sale in mid-April were listed for almost 16 percent more than homes listed in January. They also needed fewer price cuts.

That window arrives fast. A seller who calls in March has a few weeks to get ready. A seller who calls in October has six months.

Getting Lucky on Purpose

Kevin likes an old saying: “The meeting of preparation and opportunity generates the offspring we call luck.”

“We like to get lucky by preparing well,” he says.

Each fall, Exactly works with several families who already know they will sell in the spring.

Together, they build the plan now. The team photographs the home in its autumn colors, then again after the first snow, so spring buyers can see the house in every season.

Small repairs get done before winter. A home inspection and radon test happen early. That matters here, because radon is a real concern in Northeast Ohio. If a home needs attention, there is time to fix it on the seller’s timeline rather than during a buyer’s inspection.

When spring arrives, the work is already done. The home launches through Exactly’s Market Maker strategy, with showings packed into one weekend and a firm offer deadline.

Winter Proves the Point

Preparation works in any season. In January 2026, a well-prepared ranch home in Richfield drew 92 groups of buyers in one weekend. It sold for $30,000 more than its appraisal.

With mortgage rates above 7 percent this fall, Kevin expects spring buyers to be careful with every dollar.

“In the fall, nobody is rushed. You have time to plan and strategize,” he says. “By spring, other sellers are scrambling. Our sellers are just picking a weekend.”

Exactly Real Estate is now scheduling fall planning meetings for homeowners who expect to sell next spring. For more information, call 330-615-1414, visit ExactlyUSA.com or stop in at 2998 West Market Street in Fairlawn.
