Sell and save

Here’s how SOGO Homes’ Tom Dungan can save you thousands when it comes to selling your home—and help you give back.

Tom Dungan is not your typical real estate agent. As the director of operations for Marvel Developments, which remodels homes and spruces up neighborhoods around town, and a licensed real estate agent for SOGO Homes, he has a unique perspective when it comes to all things home.

“I am well versed in the local real estate market, both helping homeowners sell their homes for top dollar and renovating homes,” says Tom, a long-time resident of Northeast Ohio who graduated from Hoover High School. His two boys attend the same school in North Canton.

“Since I have a construction background, when I am listing a property, I go through the house and can recommend small projects homeowners might want to complete in order to maximize their potential sale price,” Tom says.

In addition to his distinctive qualifications, what really sets him apart in the real estate market is his flat-rate fee. Instead of charging the traditional 3% commission on the sale price of the home, SOGO Homes charges a $4,800 flat fee.

“We just listed a house in Chagrin Falls for $1.5 million, so the homeowner will potentially be saving more than $65,000 in commission fees,” Tom says. “We are a full-service real estate company that does everything from helping homeowners set the listing price, holding open houses, providing professional photography and expertly marketing the home. The only real difference is that with our flat-fee package, homeowners keep more of their profits when selling.”

As an added perk, SOGO Homes also donates a percentage of the sale of each home (the acronym for Sell One, Give One is the company’s name) to help single moms.

“We are partnering with Hope Bridge, which helps provide homes for single moms and teaches them about budgeting and essential life skills,” Tom says. “I was raised by a single mom, so this is dear to me.”
