I f an older roof looking and acting like new again, at a fraction of what a replacement would cost, sounds too good to be true—think again. Roof Maxx of Wadsworth taps into a next-level technology treating asphalt shingles that are 10-15 years old.


“It’s rewarding to be able to help homeowners turn back the clock on their aging roofs,” says owner Nathan Gray, who has been running the service company locally the past three years. With a background in manufacturing, he was intrigued when he heard about the chemical process involved in roof restoration.


“The plant-based formula, soy methyl ester emulsion, was tested by researchers at The Ohio State University, about 10 years ago,” he explains. “This spray-on liquid oil mimics the original petrochemical oils used in asphalt shingles and restores the critical oils lost due to weathering and age. Micro-beads soak into the material to rehydrate and prevent future breaking and cracking. Shingles look like new and are fortified. Plus, since the product is natural, it’s good for the environment and safe for people and pets.”


He notes that about 80% of homes in this country have asphalt shingles, and that Ohio’s unpredictable weather, with big temperature swings, is especially brutal on roofs.


“When asphalt ages, it loses moisture and its top coating of granules begins to break off,” says Nathan. “The integrity of the shingle becomes brittle and inflexible, causing it to fail prematurely. Our treatment revives that flexibility for improved performance and looks.” 


A Comprehensive Process

Nathan takes time to go over the process with clients. After undergoing training and certification to work with the products, he’s confident in the results he can produce.


“I go over the science-backed studies and data supporting this product,” he says. “It’s been shown to significantly decrease moisture penetration and improve your roof’s resistance to water damage. And it’s also been shown to improve the shingles’ ability to absorb hail impact. In essence, it’s like weatherproofing your roof.”


Nathan begins each project by doing a thorough roof inspection. He takes photos and then sits down with the homeowner to explain every detail.


“If the shingles aren’t a good candidate for revitalization, maybe they are too new and don’t need it, or they’re in terrible shape and it’s not worth it, I communicate that to the customer,” he says. “First, I’ll do any repairs if needed. After that I soft clean the area with bleach-free roof shampoo, then apply the oil with specialized spraying equipment. There’s no crew, just me. People tell me they like knowing I’m the only person they’ll be dealing with on the job.”


Revitalization costs around 80% less than a roof replacement, takes a couple hours to complete, and is guaranteed for at least five years, though Nathan says most people can get 10-15 years of life. 

The roof seen here on a home in Medina is a good example of the homes he revitalizes. Built in 2007, the owner had noticed some of his shingles were looking weathered, with loose granules.

After a treatment, the roof is back to its former self.
