Promises made, promises kept

In true “never give up” fashion, when a local condominium neighborhood’s claim to replace storm-damaged roofs was rejected by a major insurance carrier, its board sought help from the roofing experts at Spartan StormShield to document evidence to present their case in court.

Farmington Meadows Condominiums in Mentor is home to 196 condos that were built in the mid-1980s. Each well-kept home is around 2,000 square feet. Board President Jim Rymarczyk says they first made a claim in 2022 following a hailstorm. Then in 2023, a second serious storm hit.

“We reached out to the folks at Spartan StormShield to help gather evidence,” says Jim. “After doing highly detailed diligence, going above and beyond, taking photos and videos and gathering documentation, they referred us to legal counsel—Edward Proctor—someone they had worked with in the past and trusted. They presented the evidence to our association.”

Board member Terry Yerkic says all the research and documentation they were provided gave them the confidence they needed to “fight the good fight.”

They made the decision to go forward and take the insurance company to court. The case resolved “confidentially.” Thereafter, Spartan StormShield got the job to replace the roofs of all 196 condo units, a huge undertaking for any roofing company.

Despite the typical 8-10 week timeframe for such a project, Spartan StormShield completed the entire job in just 5 weeks, showcasing their efficiency and expertise.

“I’ve spent the last 48 years in the construction field as an electrician and I’ve never seen crews work as quickly and as efficiently as they did,” says Jim. “They completed five units per day, including tear-off and installation. It was beyond impressive, and I’m not easily impressed. What struck us most throughout the job was how streamlined the communication was. The crews were highly trained and fastidiously cleaned up the job sites at the end of the day. Anytime there was a minor concern, it was immediately addressed.”

Josh Williams, who is the commercial division manager for Spartan StormShield, says that while this was one of the biggest jobs he’s overseen, it wasn’t difficult for his crews of 45 trained and seasoned roofing specialists.

“The scope of the work was well within our wheelhouse,” he says. “Our company culture is led by a different echelon of leadership. We were confident we’d see the project through seamlessly and painlessly.”

When asked what made them happiest at the end of the day, the gentlemen say it was the transparency they experienced at every step of the process.

After the project was completed, Jim and Terry say they were met with a standing ovation from homeowners at the annual homeowners’ meeting. 

“Promises were made, and promises were kept,” says Terry. “The insightful advice we received helped us get the new roofs we rightly deserved, while keeping our finances in order going forward. A lot of our homeowners are on fixed incomes and that means a lot. Job well done.”
