Early fall is an ideal time to sell your home quickly and for more money.

When you think of an endless summer, thoughts of carefree walks on the beach and kicking back on long, sunny days come to mind. Sadly, this daydream ends with back-to-school, back-to-reality.

But when it comes to the local real estate market, the Medina-based team Showcase Home Group at eXp Realty never really speeds up or slows down with the seasons.


“There might have been a little lull the third week of August, but as soon as the kids went back to school, we picked up,” says team leader Amy Hoes. “I hope people don’t think the fourth quarter isn’t a good time to sell their home, because it’s actually ideal. With fewer homes and less competition on the market, buyers are more serious, and you could get more money for your home in a shorter selling period. The closer we get to the holidays, the fewer people will be trampling through your home with showings.”


Most years, the fourth quarter ends up being her team’s strongest of the year.


Amy's husband Kurt helps run the sales figures for the team, which is now up to 45 agents—including Atalie Hoes, Amy and Kurt's daughter. He reports they are on pace to sell around 500 homes in 2025, which is nearly double what they did in 2024.


“The sheer volume that we sell allows us to have a bird’s-eye view of the market,” he adds. “And along with our active connections with other real estate agents across the country thanks to eXp Realty, we’re able to see trends in the market before they hit.”


A Stress-Free Closing Process

Amy says the closing transaction process for home sales is easier and more streamlined than it’s ever been, thanks to the tech-forward, cloud-based protocol of eXp Realty.


“Our forward-thinking company is the fastest-growing brokerage in the world for good reason,” she says. “People can effortlessly take care of closing documents by Docusigning them. We’ve routinely sold houses with our clients being out of the country without any issues.”

The modernized lending process is also greatly simplified.


“One of our favorite lenders to work with is Rob Hixenbaugh at CrossCountry Mortgage because he makes the process understandable and simple from beginning to end,” she says. “He doesn’t do a hard credit pull, but a soft one, so people don’t have to get out stacks of tax returns, etc. He also fills out an application so once people apply for a mortgage, they don’t get bombarded with annoying calls from other lenders.”


Speaking of Endless Summers

This past year Amy and Kurt expanded the team’s footprint to include Southwest Florida, specifically the beautiful seaside neighborhoods and towns of Marco Island and Naples.


“After we moved our son Bryan down there, we fell in love with the area and are thinking of investing in property ourselves,” says Kurt. “Florida is known for experiencing boom and bust periods. It is currently in a bust cycle, with home prices dropping and too much inventory on the market. In fact, values have declined by 20 percent over the past year. Now is the perfect time to invest in a second home, whether you plan to use it as a snowbird, for vacations or retirement.”
