How to get nine offers in just seven days

Instead of months of interruptions, one Copley homeowner’s showings were condensed into just four hours—and a sale in seven days.

Instead of showing a house here and there for months, all the showings happen in a few set windows. 


Selling a house usually means living on someone else’s schedule. You keep every room clean for weeks. The phone rings at noon and a buyer wants to see the house at 1 p.m. You grab the kids and the dog and go sit somewhere.


The owner of a home on Wallwood Road in Copley did not sell that way. That seller left the house for four hours. That was it. Four hours, spread over four days.


Nine Offers in One Week

The home sold with Exactly Real Estate’s Market Maker strategy. Instead of showing a house here and there for months, all the showings happen in a few set windows. More than 70 groups walked through. Then Exactly set a deadline. Buyers had to turn in their best offer by that day.


Nine offers came in. The home sold for $375,000, seven days after it went on the market.


“When buyers come one at a time, they take their time,” says Kevin Wasie, founder of Exactly Real Estate. “When they all come at once, they see each other. Then they stop waiting.”


The Homework Is Done First

Before the sign goes in the yard, Exactly pays for an appraisal and a full due diligence package. Buyers read all reports before they write an offer. Nobody has to guess.


That is why the winning buyer did not ask for an inspection. There was nothing left to find.


“A surprise in the inspection is where sellers lose money,” Kevin says. “We take that off the table before anyone walks in the door.”


Signed Meant Sold

One offer was higher. It came in at $385,000. The seller turned it down and took the $375,000 offer instead because that buyer was the safer bet. With nine offers, the seller could pick the one most likely to close.


When the seller signed, the deal was done. No inspection to wait on. No repair list. No worry the buyer would back out.


Most agents ask sellers to sign up for six months. Exactly asks for 30 days. After that, a seller can walk away.
