With fewer options for buyers to choose from, home sellers who list with Exactly are commanding top dollar

With all the negativity surrounding the economy during the pandemic, there is positive news for homeowners.
“Homeowners are getting top dollar for selling their homes right now,” says Kevin Wasie, owner of Exactly real estate company. “It is simply a matter of supply and demand. Home listings are down 35 percent compared to last year due to Covid-19, so, as a result, homes on the market are selling fast and for a premium.”
This boutique real estate company boasts a 100-percent success rate in selling homes.
“We often list homes that other real estate agents have not been able to sell, and we have closed the sale every time,” says Kevin, noting the company has an easy contract cancellation process but nobody has taken advantage of it because every house has sold.
“Last month we sold a home in Sharon Township that was on the market for over a year. After being discouraged by the two previous real estate companies, the homeowner saw one of our unique “for sale” signs with its tall, three-dimensional cube shape. It piqued her interest so she called us. After meeting with her and explaining our home selling process, she decided to list her home with us and try a different approach. The result? We found the perfect buyer for her home.”
“We take pride in our high-touch customer service,” he adds.
“Sometimes people have a misconception that because we are a small, boutique real estate company our properties will not garner the same attention as homes listed by the larger companies in town. However, drawing on our 30-plus years of combined real estate experience and hundreds of home sales, we market the homes on the Multiple Listing Service and hundreds of other websites just like they do. Plus, we work with all of the other real estate companies to find buyers.”
One of the pillars of Exactly’s business model is its flat-rate fee structure. The real estate agents handle everything from the initial in-home consultation to delivering the keys to the buyer for a $4,800 package fee—instead of a percentage of the sale.
“I believe flat-fee pricing is a more fair process,” comments Kevin. “Selling a home that is worth $500,000 takes the same amount of work as selling a $200,000 home, so I don’t think it is fair to charge so much more commission. People should be rewarded for having beautiful homes.”
“To help people price their home, Exactly does a 10- to 15-page pricing analysis to give homeowners an objective understanding of what their home is worth and what to do to maximize its value. “Pricing your home accurately is key,” says Kevin. “We go beyond just home comparisons in your neighborhood, as we look at everything from economic indicators to unemployment in the area. We also examine how Covid-19 is affecting home sales.”
Another innovative feature is the company’s instant offer kiosks, which are set up in the homes during open houses so a buyer can submit an offer immediately using the proprietary software developed by Exactly.
Once a buyer, or his or her agent, submits an offer (either on a kiosk or online), the computer program generates an offer summary sheet in seconds detailing everything from the commission paid to Exactly and any applicable buyer’s agent commission, to home warranty costs and title insurance fees. The homeowner will receive the offer immediately any time day or night, no matter where they are or what their agent is doing, and everything is transparent.
“Right now, home inventory is down during Covid-19, so with the right pricing and the right marketing strategy, it is the perfect time to sell your home,” says Kevin.
