When a divorcing couple needed to sell their home quickly and for top dollar, they turned to Howard Hanna real estate agent Amy Hoes

The business of helping people buy and sell their homes can take harrowing turns on a roller coaster of emotions. Real estate agents routinely deal with clients who are experiencing the most stressful times of their lives.

For Rose G. of Medina, going through a divorce while selling her home in March made things even more difficult.

“Although my ex-husband and I both had friends who were real estate agents, we decided to keep things neutral and hire someone neither of us had personal experience with,” says Rose. “We had seen Amy Hoes of Howard Hanna on billboards and were familiar with her reputation for selling homes quickly and for top dollar, which is what we wanted.”

As soon as they hired Amy, she moved into action, coming up with a plan for staging the home, which included painting all the interior rooms with her go-to palette of complementary neutral shades, replacing carpet in several rooms, getting rid of some furniture, and rearranging furniture in other rooms to make them appear more open and spacious.

“Once the home was pristine, we took photos, created a 3-D tour and took drone shots from above,” says Amy. “Then we let the photography speak for itself, populating it through our digital marketing campaigns. The exposure worked. Within a week or two we had an offer, but it wasn’t as much as we were hoping for.”

Rose says that Amy was confident, sensitive and sympathetic throughout the process.

“We trusted her professionalism and market knowledge that there would be another offer coming that was the right one,” she says.

And Amy was right. Another came along the following week, close to asking price, and the four-bedroom Montville Township Colonial was sold 25 days after going on the market.

“We still had snow on the ground when it went on the market in March, so obviously we were pleased to have it sell so quickly,” says Amy.

She Stands by Her Numbers
“We’re having a banner year for sales,” says Amy’s husband, Kurt, who manages her digital efforts and all of the drone photography.

“We’ve already closed on over 75 homes in 2019 for about $18 million, and have more on the market ready to go. This is up over 2018, when we sold 62 homes for about $14 million at this point in the year. Fourth quarter might be slow for most real estate agents, but we are slammed heading into the end of the year.”

A significant stat is that Amy’s listings sell about 30 days faster than other homes on the market in Medina County, and with a higher average asking price ($264,420 compared to $240,818).

Meet the Tenacious Team
Amy credits much of her success to working with a fantastic team, which includes Nicole Schmalz, Ellen Chaney and Kimberly Ross.

“These ladies are a tight team,” says Amy. “We’re blessed to have them. They always put customer service first and treat people like they would their own family.”

The team members’ families include sons Zach and Sam for Nicole; husband Kevin, daughter Caroline and son Colton for Ellen; and husband Ron, daughter Lens and son Justin for Kim.

Amy credits her own family team, too, which includes Atalie, age 17, a varsity cheerleader and high school senior; and Bryan, age 14, an eighth grader who loves travel baseball.

The Hoes have always been involved in philanthropy within the community. They were a proud sponsor of the Collin Cares Cure Cancer Foundation Glow with the Flow run in August. This year they stepped up their game even more by helping to sponsor a new gym floor for Claggett Middle School.

Says Kurt, “The Boosters came to us and asked for a bigger donation and we did not hesitate. We see the value this organization puts back into the community, and we’re proud to be part of it.”
