Nowadays, downsizing doesn’t mean downgrading. In fact, it is quite the opposite, as empty nesters are moving into new homes and finding their surroundings to be even more updated and luxurious.

This is especially true at Mallard’s Edge, a planned community skirting Mallard Creek Golf Club on Royalton Road in Eaton Township.

Designed to appeal to discerning homeowners, all of the free-standing cluster homes feature high-quality materials and finishes, including 2x6 stud exterior wall construction that allows for extra insulation, a 50-year guarantee on shingles, Andersen windows, premium flooring, high-efficiency furnaces and central air conditioning, a covered porch and a two-and-a-half-car garage.

“By building in the sleepy suburban neighborhood in Eaton Township, we are centrally located within minutes of I-480 and I-71, close to shopping and dining, and only 30 minutes from downtown Cleveland,” comments Ron Palmer, builder and developer of Mallard’s Edge. But it is the serene lifestyle that waterfront home sites and golf course views afford that is the biggest draw for Mallard’s Edge.

Currently, there are four lakeside lots and 11 golf course sites remaining in the community. When completed, 129 homes will be spread among the 67-acre subdivision, which is connected by five-foot sidewalks meandering throughout the community.

“Forty six acres of the community consists of homeowner-owned green space and passive recreation, including three stocked lakes with fishing piers,” states Ron. “More than just selling homes, we are selling a lifestyle where people deserve to love where they live.”

And at the cornerstone is low-maintenance living where you spend more time doing what you want to do and not what needs to be done.

“I like to tell people to trade in their lawn mower for a golf cart,” he says, noting the oversized garage is designed with an area for golf carts.

A family-owned business, Ron and his father first built Sweetbriar Golf Course in 1967 in Avon Lake before opening Mallard Creek Golf Course in 1992, and developing and building homes at Mallard’s Edge in 2014.

“This detached cluster home community is being built by a family that has been working in the same county for more than a half century,” Ron says, noting that is what separates this local developer from national builders, along with a focus on high quality and design.

At Mallard’s Edge, there are eight models to choose from, offering 1,400 to 3,800 square feet of living space. Homeowners also have the option to choose a walkout or daylight basement.

“Due to the high demand from homeowners who want basements for extra living space or for more storage, we offer basements in our community,” says Ron. “Even though homeowners—especially empty nesters—are looking to downsize, they still want plenty of space.”

The open-concept floor plans allow families to choose how they want to live in their homes, built on quality and luxury living. And the top-notch quality craftsmanship ensures low maintenance for years to come.

“We are building homes in the community that 50 years from now will be just as desirable as they are today,” states Ron.
