Preparation is Key
“The earlier you connect with a real estate agent the smoother the process,” says Kevin. “By reaching out to a real estate agent before you are ready to list your home, you can be assured of having a good plan in place.”

“We recommend contacting us three to four weeks before you are ready to list your home,” adds Kevin. “However, we can move as fast as seven to 10 days if needed.”

The first step is to devise a plan that takes into account your finances, and knowing where the money is coming from and what needs to happen first. The key is to have a timeline of dates of everything that needs to happen, especially if you are selling your home and then buying a new one.

“We also recommend homeowners consult with us before doing any work to their home in preparation of selling it,” notes Kevin. “There are so many simple things you can do, such as changing the light bulbs to put your home in the best light and tidying up the landscaping for better curb appeal. But when it comes to larger projects, such as replacing carpet and painting the walls, or even remodeling a kitchen or bath, these are all evaluated on a case-by-case basis to see if it makes sense.”

Coming to Market Strategy
Keeping the house clean for showings is usually one of the biggest sources of stress for homeowners.

“Keep in mind that if you list your home on a Thursday, it allows for showings on the weekend, which may be more convenient,” says Kevin. “Or, if you have children, it might be best to list on a Monday to have showings during the week while they are at school.”

Kevin recommends you hire a cleaning professional for a deep cleaning, as it is an inexpensive way to enhance your home. Then all you need to do is maintain the cleanliness through showings.

Handling Inspections
Home inspections also often add stress to the home-selling process.

“Working with an agent who can work through problems that inspections reveal is important,” says Kevin. “Good agents have contacts who are available to do small tasks and know inexpensive, but professional, contractors.”

The key is to know when it is more beneficial for you to make repairs or offer a financial contribution to the prospective buyer to make repairs.

“Every house has something wrong with it, even brand new ones,” notes Kevin. “Usually repairs are easier to deal with than you think, even if the inspection shows mold or radon problems.”
